Please be aware of hazards within the woodland when viewing. DESCRIPTION Those with a desire to literally watch trees grow in front of their eyes should look no further than Ashley s Wood. The combination of technically excellent fertile soils and poplar trees planted in January 1997 will continue to show how fast this species of tree can grow on sites all over the country. This site was previously good quality pasture and was planted up with a variety of commercial poplar clones including Boelare, Beaupre, Ghoy Gaver and Gibecq. These will ensure that timber/biomass production is maximised on this site whilst the number of clones will assist in making the plantation more resilient to attack from fungi. Those who are interested in the native side of this woodland s potential will also see other mixed broadleaves present in the planting mix which will allow the woodland to have a more native character on a proportion of its area. Underfoot there is a wide variety of species coming up under the trees as the grazing sward transforms into a woodland floor. Many of these will continue to thrive under the tree canopy until poplar completely dominates the wood. Access to the wood is good with grass rides periodically crisscrossing the wood allowing for wheeled machine access for thinning. There is also an old stock shelter in the north west corner of the wood close to the road. This is open fronted and could potentially make a useful on site storage shed. MANAGEMENT The woodland is currently managed by The Poplar Tree Company, Lower Lulham, Madley, Hereford HR2 9JJ telephone Their Mr Will Jackson will be pleased to discuss future management with prospective purchasers. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are owned and included in the sale. MINERAL RIGHTS These are owned and included in the sale to a depth of 200 feet except as reserved by statute.
