Please be aware of hazards within the woodland when viewing. DESCRIPTION High Scrubs Wood lies within the Chiltern Hills Area of Outstanding Natural Beauty. It is within Hertfordshire yet within 200 yards of the county boundary with Buckinghamshire. The town of Tring, which has strong connections to the Rothschild family, is two miles to the north. The family established the Zoological Museum in the town and owned Tring Park. The Rothschild family were former owners of High Scrubs Wood. During the 1950s and 1960s areas of mature beech were clearfelled and faster growing conifers introduced. European larch, Norway spruce and Douglas fir were planted and these areas are now close to maturity. Previously mature timber has been thinned and the canopy opened up to encourage natural regeneration. Maturing beech and oak predominate and there are varying amounts of ash, cherry, sweet chestnut and silver birch. Parts of the wood are designated by Natural England as Ancient Semi-natural Woodland (ASNW) or Plantation on an Ancient Woodland Site (PAWS) as shown on the Forestry Commission s Land Information Search map. This designation indicates there has been continuous woodland cover since before 1600 AD with clearance only for timber harvesting or underwood production. Natural England regards these woods as the most important for nature conservation. The shrub layer and ground flora is extremely varied and contains a full range of indicator species associated with Ancient Woodlands. There are hollies, yew and other shrubs associated with Chiltern woodlands. Bluebells are impressive in spring and foxgloves flower in profusion. Relict heathland re-asserts itself wherever possible and the varied wild flowers associated with this habitat are in evidence in their season, including Ling and St John s Wort. Soils are free draining and fertile being derived from loams overlying Cretaceous chalk. The wood is on a nearly level site with a gentle slope to the south east. It is between 600 feet and 725 feet above sea level on the Chiltern plateau. These physical conditions are ideal for growing a wide range of both hardwoods and conifers and there are good examples throughout High Scrubs Wood. The wood has excellent access from Kiln Lane on its eastern boundary. Brown s Lane on its western boundary is classified as a BOAT (Byway Open to All Traffic). However, signage on the lane notes vehicles are not permitted to use the lane between November and April. Internally there are a number of paths and tracks. The lack of formal rides gives the woodland the intimate feel of an Ancient Woodland with natural unspoilt habitats ranging from mature high forest, open areas and glades as well as young and mid rotation crops. Grim s Ditch, a late prehistoric linear earthwork, runs just inside the northern boundary. This ancient Monument runs for about 16 miles through Buckinghamshire and Hertfordshire. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.

3 HIGH SCRUBS WOOD SPORTING RIGHTS The sporting rights are owned and included in the sale. They are not let. There are opportunities for rough shooting, pigeon flighting and deer stalking. It is understood previous owners reared pheasants and ran a small but successful shoot in conjunction with adjoining landowners. MINERAL RIGHTS These are owned and included in the sale except as reserved by statute. FENCING There are no known fencing liabilities.
