3 Additions and Alterations to Tinicum Elementary School Palisades School District Let s Talk Turkey The new addition is nearly complete and the teachers and staff are already in the process of rapidly moving in and unpacking. Everyone, especially the students, are anxious to occupy their new digs. This is the first official move of students to their new classrooms; we have phased the project so that no class or group of students will be required to move more than once during the duration of the project. Since the last report the building has morphed from a completed shell to an architecturally complete school building. The installation of the interior finishes is complete, the architectural punch list has been issued and the trades are following on miscellaneous touch-ups and fine tuning. The mechanical systems have been completed and are operating under the A.T.C. system, although not completely tied into the PSD system at this time. Condensed versions of operation and maintenance trainings for the MEP systems were held for the owner s maintenance staff, once the overall building systems are complete and tied to the PSD monitoring programs formal training on the systems will be initiated. The General Contractor, although somewhat delayed by mother nature, has completed the finishes on the building and is nearing completion of the finish grading and seeding. Overall, Phase II the classroom addition, has been completed and is ready for class. In our first monthly report we discussed the importance of setting up the project right, establishing the project procedures and protocols, and building a positive team approach from the beginning. It has been evident through the duration of the project that this was in fact the case and was essential to the success of the project. At this point in the project, completing Phase II and preparing for Phase III, we are seeing the product of the relationships the contractors have established and the team approach they have adopted since May with the successful completion and turnover of Phase II one month ahead of schedule. Issues and concerns are discussed and coordinated between trades to arrive at the best and most advantageous outcome for both the owner and the contractors. This is carrying into the next phase as the coordination between trades to begin the demolition work, along with the removal and installation of the exterior walls systems, is complete and the contractors are ready to mobilize. With the majority of the submittals completed during the previous phases, the procurement and fabrication of materials is well underway with several of the long lead items already in storage or on site: i.e. mechanical and electrical equipment and fixtures, Kalwall panels, as well as floor coverings. There will be challenges and opportunities during the next couple of months, the team is anxious and ready to begin on this next phase. With the holiday coming up on the 24 th of November the 4 th and 5 th grade students will pack up their belongs and make the walk down the hall to their new slice of the Tinicum Elementary School. Once the TV s are installed, the books stowed away, the new desks moved in and the students in the building we will consider Phase II to be a success. Have a great Thanksgiving Holiday. 4 Additions and Alterations to Tinicum Elementary School Palisades School District Planned Work this Period The work planned for this period encompassed all of the activities to complete the architectural, mechanical and exterior work as scheduled to achieve the team goal of the November turnover. It was planned to complete and energize the completed building operations systems including all associated owner trainings. The remainder of the interior finishes were scheduled to be completed which included the installation of the floor coverings, white boards, lighting systems, and miscellaneous trims. The planned work for the exterior areas included: the completion of the site work and the exterior building finishes, including the standing seam roof fascia, gutters and down spouts. The site work encompassed completing the hardscape, all final topsoil and grading, and the hydro seeding. Also planned for the end of this period was the mobilization and beginning of the demolition work for the Phase 3 work. Work Accomplished this Period Much like the last period, the project maintained its momentum this month and the progress of the work during this period has been outstanding once again. The trades coordinated their installations and finishes in an organized strategy and are intended to meet the three goals established when the project team accelerated the schedule; substantial completion on November 9th, turnover on November 20th and begin Phase III on November 25th. The targets for the work plan put in place for this period were all accomplished as expected and the building is ready for occupancy. The mechanical systems are online and operating under the building automation system. The life safety systems consisting of the fire alarm and emergency generator are tested, tied into the existing building systems and have been activated and put on line. The architectural finishes are now complete and the punchlist is in progress with expected completion before occupancy. The completion of the work on the exterior of the building has lagged a bit from the projected schedule due to the weather but we are expecting all of the work to be completed prior to occupancy. The only exterior item that is still questionable at the writing of this report is whether the contractor manages to final grade and seed, a temporary solutions would be to lay hay and seed, this is weather dependant as the soils have to be dry to properly rock hound and grade prior to seeding. The first coordination meeting for Phase III was held this month and the prime contractors are scheduled and ready to begin the work as scheduled on November 25th. As areas become available early miscellaneous material removals, measurements for shop drawings and MEP reviews are proceeding as the team is ready to fully mobilize to attack this next area. 5 Work Planned for Next Period The work planned for the next period is focused on quickly completing the demolition of the next phase, both architecturally and mechanically to begin to coordinate and install the new systems. The work completed during the first month of this phase is very important. In order to be successful we have to quickly complete the demolition and analyze the existing building and provide plans for unforeseen conditions. We have planned to complete the abatement and MEP disconnects over the Thanksgiving holiday so the demolition contractor can fully mobilize to knock out the demolition. It is planned to complete the structural modifications, required to complete the demolition of the interior walls, while beginning to install the new headers and openings for the revised door frames and wall openings. Also planned is the phased removal and replacement of the exterior panelized wall system with the new Kalwall system. Our goal and our plan are to be completely into an installation phase by the end of the first period. Thomas & Williamson Progress Summary Page 3
6 Additions and Alterations to Tinicum Elementary School Palisades School District Phase 2 & 3 The exterior site work is substantially complete, the rough grading, sidewalks, curbs and pavement patching have completed; final grading and seeding remain. The exterior building and site punchlist has been issued and work is ongoing. The interior finishes are substantially complete; all white boards, lockers, casework, DFH, carpeting and floor coverings have been installed. The Architectural punchlist has been issued and is nearing completion with a few items to follow-up on. The school has begun moving in and is going to begin classes in the new space following the Thanksgiving Holiday. The mechanical systems are in operation and under automated control. The owner operating and maintenance training was reviewed in a condensed version, a more thorough training will be completed when the whole system on line and a formal session can be held. Phase III coordination is underway and the contractors will mobilize to begin abatement and demolition beginning November 25 th. Thomas & Williamson Phasing Summary- Page 4

The Project Contingency was established at $399,854 within the total Project Budget of $10,787,927. Upon receipt of bids and the placement of contracts, T&W apportioned the available Project Contingency to the individual prime contracts on the following pages. The amount shown above the highest blue "Projected" bar is calculated by dividing the original value of the contract by the total original value of all contracts and by multiplying the Project Contingency by that percentage.
