1 JOB SCRPTON Job Title Location Responsible to Responsible for Leasehold sset Management Surveyor Contour Property Services, Salford Quays Contracts Manager None Principal Purpose of Job To support CPS, in the operational delivery of the sset Management service. ncluding ensuring effective delivery of the Responsive Repairs, Planned & Cyclical repairs, Stock Condition Surveys, Health & Safety work and Service contracts. Liaising directly with our residents to ensure that they will benefit from the services we provide. Responsive Key ccountabilities 1. To support Contour Property Services in managing maintenance contracts and delivering on Business Plan commitments. 2. To provide technical advice and support on all aspects of sset Management. 3. To work with contractors representatives and to meet with contractors on a regular basis to resolve and agree issues. 4. To work within the leasehold team to assist with technical aspects of estate management issues. 5. To develop close links and work with the maintenance and planned/responsive contractor. 6. To assist with delivering the agreed key performance indicators (KP s) and service provision as it relates to asset management contracts. 7. To investigate and provide information to comply with the Groups Complaints Policy as necessary and requested Cyclical/Planned 8. To provide detailed ad hoc specifications and manage all works including planned and cyclical works where service delivery dictates. 9. To assist in providing stock condition survey information and for updating the stock condition survey. 10. Carry out Stock Condition Surveys (SCS) to Leasehold properties and communal areas using P s and then update the asset management database. Page 1 of 5

2 JOB SCRPTON 11. To assist with providing stock and other information as required in relation to any new business opportunities. 12. To consult with scheme/residents and outside bodies as required. 13. To produce drawings using C systems, specifications and full tender / contract administration in respect of planned / cyclical and major maintenance works using minor works forms of contract. 14. To assist with providing contract supervision for major and planned maintenance works, including authorisation of stage payments and verification of interim and final accounts in accordance with the ssociation s standing orders. Health & Safety Contracts 15. To manage identified schemes contract for control of Legionella 16. To monitor/manage the contract for the identification of asbestos and for the asbestos database and to make this information available to affected parties, as required 17. To assist with annual fire risk/fixed wire testing assessments to new & existing buildings; to produce detailed reports and ction Plans and to procure and implement works as and when required. 18. To manage the Tree Plan and associated works Service Contracts 19. To monitor scheme service contracts including lift maintenance; warden call systems; automatic gates; PT Testing; fire equipment and bath hoists etc 20. To monitor contracts for renewing plant and equipment including lifts; pumped water systems; door entry systems; emergency lighting; and fire alarm systems General 1. To keep up to date with all changes in building regulations, policies and best practice, research new building products. 2. Manage/monitor any other service that may arise from new business opportunities/developments 3. To assist with other technical operations across the division, as required. 4. To assist with carrying out full effective and efficient consultation process for each project with residents, internal departments and contractors. 5. To utilise the existing T systems and make recommendations where appropriate for improved ways of working. 6. To keep abreast of developments in local, regional and national policy and Page 2 of 5
