The persn in this psitin will perfrm a variety f technical, prfessinal and administrative wrk t prepare and implement strategic pririties related t husing and ecnmic develpment plans, prgrams and services, including, but nt limited t, public realm imprvements, business district imprvements, and nging implementatin f the MWCDC s existing 10 Year Husing Strategy. The incumbent will serve as an advcate fr ecnmic and husing develpment within Munt Washingtn and Duquesne Heights. The Munt Washingtn Cmmunity Develpment Crpratin (MWCDC) is a 501c3, nn-prfit cmmunity develpment crpratin serving the neighbrhds f Munt Washingtn and Duquesne Heights (ppulatin ~ 12,000), in Pittsburgh, Pennsylvania. Established in 1990, the missin f the MWCDC is t cultivate grwth, develpment and cmmunity investment. Nearly 1.4 millin visitrs flck t Mt. Washingtn every year fr the wrld-renwn views, unique shpping, architecture, dining and cmmunity events. MWCDC encurages participatin, educatin, and partnerships n a variety f prjects and issues including thse that are cmplex and cntrversial. Respnsibilities: Real Estate Review prgress n 10 Year Husing Strategy and implement utstanding cmpnents including, but nt limited t: Imprving hmewner cmpliance with prperty maintenance cdes; Identifying ptential new sites fr in-huse and partnered rehabilitatin; Maintaining an active pipeline f ptential prjects, acquiring prperties thrugh a variety f means including private and public methds (Land Reserve, T-Sale, Sheriff Sale and when functining, the City f Pittsburgh Land Bank);

2 Building public-private partnerships with quality develpers bth fr jint ventures and t encurage best practice develpment in the neighbrhd; Managing the MWCDC s real estate prtfli including implementing, partnering n and managing prperty renvatins as necessary; and Facilitating new real estate prjects. Negtiate and manage prfessinal service cntracts, partnership agreements, prperty sales r acquisitins, and ecnmic develpment riented negtiatins, as needed. Leverage knwledge abut zning and public planning prcesses t benefit healthy residential real estate develpment in Munt Washingtn and Duquesne Heights. Organize training pprtunities fr first-time buyers r ther useful wrkshps fr prperty wners r renters as necessary. Track residential real estate market trends in Munt Washingtn and Duquesne Heights. Identify and implement strategies t preserve husing affrdability. Set gals based n best practice research and invlvement with reginal effrts. Wrk with the MWCDC s Marketing and Outreach Crdinatr t build and maintain psitive relatinships with new and existing residents inquiring abut real-estate related issues and t reginally market the neighbrhd s husing assets. Business District and Public Realm Imprvement Cnnect existing and prspective businesses t available lcal, reginal and natinal resurces as apprpriate in rder t retain and expand business districts, diversify emplyment pprtunities and attract increased capital investment within the cmmunity. Cnnect prperty wners, investrs, businesses and lcal gvernment t each ther in rder t prmte and maintain healthy business districts thrughut Munt Washingtn and Duquesne Heights. Wrk with prperty wners and prspective businesses and develpers t match available prperties with desired cmmercial business activities. Manage public infrastructure prjects, including initially imprving business district signage, shepherding the design f the Shilh Street Entrance Gateway, and implementing the existing Shilh Street Streetscape Design and ther business district and public realm infrastructure designs as apprpriate. Organize training pprtunities t increase credit wrthiness and access t business capital, r ther useful wrkshps fr businesses as needed.

3 Maintain a relatinship with varius City, Cunty, State, and Federal agencies, crdinating prjects with agencies as deemed necessary and apprpriate. Wrk with the MWCDC s Marketing and Outreach Crdinatr t build and maintain psitive relatinships with prspective and existing business wners and t reginally market the neighbrhd s businesses and public assets as a way f attracting new businesses and custmers. Other Fcus Areas Staff and crdinate the Ecnmic Develpment Cmmittee. Manage multi-neighbrhd partnership initiatives as necessary. Identify grant r ther financing pprtunities, cmplete applicatins, manage grants and ther funding, and nurture funder relatins. Track prgram prgress and reprt n prgrams. Manage prgram budget respnsibly. Wrk clsely with rganizatin s executive team t fund, develp, implement and manage the develpment f a cmmunity plan. Wrk clsely with partners, funders, elected fficials, cnsultants, develpers, business wners and residents t maximize resurces, build prject cnsensus and be successful. Recmmend and versee the use f cnsultants and utside prfessinal service prviders as needed. Perfrm ther assigned duties as required fr the success f the rganizatin. Reprting Requirements: Prepare prgress Reprts fr funders, partners, Bard f Directrs, Executive Directr and Cmmittee as needed. Prvide infrmatin and make presentatins t businesses, individuals, and the general public n ecnmic develpment r husing issues, prgrams, services, and plans. Represent the MWCDC at public hearings, cmmunity meetings and cnferences. Interface: Internal - Must interface psitively with the MWCDC Bard and staff. External Must interface psitively with all partners, stakehlders, cnsultants, business wners, develpers, elected fficials, residents, vlunteers, cmmittee members and thers t successfully implement jb respnsibilities.

4 Qualificatins: Educatin Bachelrs r Masters Degree in Business Management, Real Estate, Ecnmics, Finance, Public Administratin, Planning r ther relevant curse f study. Experience 6-10 years f experience in business develpment, real estate develpment, cmmunity develpment, city planning r a related field. Preferred - Master s degree alng with a real estate license and/r an AICP certificatin. Special requirements: Must have excellent interpersnal skills and be able t deal with peple thrugh challenging situatins. Must be a team player, knwing when t lead and fllw as necessary. Must have the wherewithal t endure multiple persnality traits and ccasinally be immersed in cnflict as it relates t prgrams r perfrmance. Must be a gd listener, negtiatr and cmmunicatr. Must have a high level f verbal aptitude and public speaking abilities. Must have superir writing skills. Must be able t maintain cnfidentiality. Must have gd cmputer skills including familiarity with GIS systems. Must have gd rganizatinal skills and a high level f attentin t detail. Must be able t make sund judgments, recmmendatins and decisins. Must be able t perfrm a variety f tasks and manage multiple prjects. Exerting up t 25 punds f frce, climbing stairs, as well as ccasinal physical labr. Willing t perfrm regular maintenance tasks in a shared pen ffice envirnment.
