This is equidistant between the village of Reedness and the A161 road which runs from Goole and joins the M180 Motorway at junction 2, approximately nine miles to the south. Junction 36 of the M62 motorway is approximately six miles to the west. DESCRIPTION The unit was established in 1973 and since that date has been periodically modified and currently and now provides accommodation for up to 460 breeding sows and historically accommodation for the progeny of up to 300 sows, to bacon weight. There is also a useful 3 bedroom bungalow and the developed site extends to approximately 6 acres with a further adjacent arable field which is approximately 9 acres. The buildings that have been used for breeding purposes until earlier this year, have been generally well maintained and this sale provides an excellent opportunity to acquire a sound commercial breeding unit which could continue to operate as a batch farrowing unit or, with further modification and updating, could once again accommodate the progeny for fattening through. FATTENING HOUSE 90'0'' x 33'0'' (27.43m x 10.06m) insulated asbestos clad building containing 35 pens divided in three separate rooms. Pens are part slatted and equipped with ad-lib feed hoppers. The building is equipped with a dicam fully automatic ventilation system and nipple drinkers. It is approximately seven years since this building was used. 6. WEANER HOUSE 138'0'' x 17'0'' (42.06m x 5.18m) insulated asbestos clad building containing 45 pens with outside slurry channels. Pens are equipped with single creep lights and insulated pen tops or all fully insulated pens; water supplied via nipple drinker system. It is in excess of seven years since this building was used. 6. WEANER HOUSE 138'0'' x 17'0'' (42.06m x 5.18m) insulated asbestos clad building containing 45 pens with outside slurry channels. Pens are equipped with single creep lights and insulated pen tops or all fully insulated pens; water supplied via nipple drinker system. It is in excess of seven years since this building was used. 7. FATTENING HOUSE 198'0'' x 33'0'' (60.35m x 10.06m). Asbestos clad building containing 65 pens in six rooms. The optional let telecommunication mast site which has a monopole mast and associated equipment cabins upon it within the fenced compound area is sold subject to the existing lease with One 2 One Personal Communications Limited. Acopy of the lease is available for inspection at the SellingAgents office. The optional separate dwelling known as Mount Vernon is also sold freehold with the benefit of vacant possession on completion. PLANNING Copies of planning consents relating to the property are available for inspection at the Selling Agents office. The Deed relating to this arrangement covers the period through to 17th September 2021 and means that the unit has the benefit of the collection and removal of slurry at no cost until this time.
