4 THE LAND The land associated with the property comprises a block of approximately 75.6 acres of level and very gently sloping agricultural pasture land. To the west, what is known as the Hay Meadows runs down to a tributary to the River Taw, whilst to the north, is a block of agricultural land, with wonderful extended views down the estuary, north to Ashford and east to Shirwell, Barnstaple town and Exmoor beyond. DIRECTIONS From the M5 Motorway take the A361 Link Road via Tiverton and South Molton to Barnstaple. Stay on the A361 sign posted Bideford driving across the River Taw, straight over the next roundabout, where the A361 becomes the A39, and up the hill to the Roundswell roundabout. Turn right and cross over two further roundabouts to Cedars roundabout, turn left signposted Fremington. Travel along this road for approx 2 miles and as you approach Fremington Village there is a signpost for Penhill on the right hand side.
